Before deciding to submit additional comps in an ROV you should make sure that the comps you are submitting are either closer, more comparable, or more recent than comps already in the report. If one of those scenarios don't apply, the comp you are looking at will most likely not be considered by the appraiser.

INSTRUCTIONS: Please look at your original report and determine the adjustments being used by the appraiser and the unit of measure for each adjustment. Apply those adjustments to the comparable you are submitting in the ROV to determine the adjusted value. Appraisers use adjusted values to determine their opinion of value.

For each adjustment:

• If the subject property is Greater than the comparable, enter a Positive Adjustment.
• If the subject property is Less than the comparable, enter a Negative Adjustment.
